For those of you that own a home but have never been taught about the proper maintenance of a home, I am currently writing a couple of books for this type of information Single women, new home owners, professionals that think they are too busy at work to maintain their homes, I have given you DIY (do it yourself) simple information that will help you not only maintain your home, but also to protect the condition of several appliances & HVAC units. Many owners have the appliance manuals, but find them hard to follow. My book is in simple regular people language with photos of sample appliances and thing you can do to prolong the live of those appliances. This area of my blogs will frequently be updated with sections from that book.
My second book, will be startup and running of a vacation rental investment property. With my 20+ years of experience of managing timeshare resorts, senior communities & vacation rental homes, I have developed check lists that will help owners with maintaining the property in order to meet guest expectations for the home. Times have changed over the last few years and a bad review on the internet is there forever! Gone are the days when vacationers had the attitude that "it is a privilege for me to share time in this owner's home", they don't have to do this. Now days most guests are more demanding and expect the same conveniences that they had when staying in a hotel. Owners don't realize that it is so hard to recover from a bad review on Airbnb, VRBO or HomeAway. Since people are always complaining after a stay so they can get some kind of compensation for the inconvenience during their stay, it is important that owners are very proactive with their cleaning and maintenance of the home. Lack of maintenance can cause that investment property be down for many weeks to months to resolve issues that could be a risk management issue to the owner. Liability to the owners for owner negligence is a serious consideration for owners and investors that are considering vacation rental ownership.
